Courtesy Notice Concerning Two Zoning By-law Amendment Applications (Pursuant to Section 34 of the Planning Act R.S.O. 1990, c.P13)

TAKE NOTICE that the Town of Perth has received the following applications to amend Zoning By-law No. 3358, as amended.

Town of Perth File Numbers:  ZBL-08-2023 and ZBL-10-2023

Owners/Applicants: John Regan Lee and Sheila Vera Lee/ZanderPlan Inc.; and Maple Leaf Homes/ZanderPlan

Address: Part of Lot 2, Concession 2, Town of Perth

Location and Description of Properties: There are two (2) developments on adjacent properties which are located south of Highway 7 and east of Drummond Street, accessed via a private right of way off Harris Street, leading to a wooded area adjacent to the Canadian Pacific Railway. The attached maps identify the locations of the properties and the areas subject to these applications.

Purpose and Intent of the proposed Zoning By-law Amendments: Zoning By-law Amendment Application (ZBL-08-2023) aims to permit the construction of two, 16-unit apartment buildings with parking and amenity space on Part of Lot 2 Concession 2. 

Zoning By-law Amendment Application (ZBL-10-2023) on the adjacent property is proposing to permit the development of four three-storey apartment buildings on Part of Lot 2 Concession 2. The development will result in a total of 104 residential units, with parking and amenity space.

Meeting Details:  A Public Meeting under the Planning Act was held on December 5, 2023 to receive public comments regarding these applications. A report will be brought forward to a Committee of the Whole meeting on April 2, 2024 at 5:30 PM to review the comments previously provided by the public and how they have been addressed by the Developer. This meeting will be a hybrid meeting,          where participants may attend in person in the Council Chambers at 80 Gore Street, Perth ON, (upstairs in the Town Hall, accessible by an elevator) or attend virtually via Zoom. The Zoom link can be found on the Council Agenda prior to the meeting.
