Notice of Complete Applications and Public Meeting - Zoning By-law Amendment, Pursuant to Section 34 of the Planning Act R.S.O. 1990, c.P.13
Please be advised that The Corporation of the Town of Perth has received an application in relation to amending the existing Zoning By-law 3558 through the Zoning By-law Amendment process (details below). An attached map identifies the location of the property and the area subject to this application.

Purpose and Intent of the Zoning By-law Amendment is to change the zoning of the property from a site-specific Residential Fourth density (R4-20) to a new site-specific Residential Third Density (R3-X) Zone. The effect of the amendment is to enable the development of the land to accommodate three dwellings (tiny homes) intended for affordable housing. Three ground mounted solar installations as well as a garden are proposed as part of the development. Site-specific relief is required to recognize multiple dwellings on the property, to permit a reduced parking ratio of 1.25 spaces per unit, and to permit the solar structures as proposed.

Public Meeting Details: The Public Meeting will be held Tuesday, August 6, 2024 in the Council Chambers at 80 Gore St, Perth ON, K7H 1H9 at 5:00 pm prior to the start of the regular Council meeting.
A recommendation from Staff is proposed to be presented to Council the same night, provided that Staff are satisfied there are no unaddressed public concerns at the conclusion of the public meeting.
IF YOU WISH TO BE NOTIFIED of the decision of the Town of Perth on the proposed amendments to the Zoning By-law you must make a written request to the Town of Perth at 80 Gore St, Perth ON, K7H 1H9 or by emailing a written request to Joanna Bowes, Director of Development Services noted below.
IF A PERSON OR PUBLIC BODY would otherwise have an ability to appeal the decision of the Town of Perth to the Ontario Land Tribunal but the person or public body does not make oral submission at the public meeting or make written submissions to the Town of Perth before the by-law is passed, the person or public body is not entitled to appeal the decision.
IF A PERSON OR PUBLIC BODY does not make oral submissions at the public meeting or make written submissions to the Town of Perth before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal there are reasonable grounds to do so.
AFTER A DECISION has been made by Council, persons wishing to formally register an objection must, regardless of any previous submissions, file with the Clerk of the Municipality a Notice of Appeal setting out the objection and the reasons in support of the objection accompanied with the appeal fee to the Ontario Land Tribunal.
